    Legal purchase of real estate properties always require the Buyer to sign legal documents. If the Buyer is not physically present to sign the documents, he or she can appoint an Attorney-in-Fact as representative to sign these documents on his or her behalf. The Attorney-in-fact must be legally appointed through a notarized Special Power of Attorney (SPA).

  • Is the reservation fee refundable?

    Reservation fees are non-refundable. A reservation fee serves as an earnest money by the buyer to indicate his or her intention and ability to carry out the contract. The reservation fee will be deducted against the total selling price.

  • Will there be a discount for spot cash payment?

    Yes. 10% discount for lots and 15% for condo units.

  • What payment options are available for Club Laiya?

    Seaside and Premier District Lots

    a) Cash Term with 10% discount. NCP payable in 30 days after reservation

    b) Deferred Term with 5% discount. NCP payable in 36 months, zero interest

    c) End-User Financing Term, without discount. 30% Downpayment payable in 36 months, 70% balance via lumpsum or End-User Financing

     

    The Spinnaker Condo Units

    a) Cash Term with 15% discount. NCP payable in 30 days after reservation

    b) Deferred Term with 7.5% discount. NCP payable in 48 months, zero interest

    c) End-User Financing Term, without discount. 35% Downpayment payable in 48 months, 65% balance via lumpsum or End-User Financing

  • How does Airbnb works?

    Air Bed and Breakfast (Airbnb) is a platform where property owners can enroll / enlist their rooms, house, hostels etc
    for either short or long term rental. This platform charges a certain sum or percentage of money to property owners in
    return for them listing their property and marketing it to users around the world within their reach.

  • How does MRC rental pool works?

    Almost the same with Airbnb, there will be a system whereby property owners can enroll or enlist their rooms or
    house to the pool of units being managed by MRC either for a short or long term rental. MRC will charge a certain sum or
    percentage of money to property owners in return for them listing their property, marketing it to users and managing the
    upkeep of the unit/s for their clientele’s use. Guidelines will be laid down in the coming months and will be ready once
    there is already a need for it.

  • Is enrollment of property to Airbnb and MRC rental pool mandatory?

    No, enrollment to rental pool or any platform is still the prerogative of the property owner.

  • What is the maximum building height at Club Laiya Premier District

    All structures to be built on the lots must have a maximum height of 9.0 meters , based and measured from the highest finished grade line of the sidewalk directly facing the lot up to the highest apex or roof of the building structure.
